Founded in 1993 in Houston, Texas, by Raymond Levy and his late brother, Dan Levy, Unilev Capital was established as the real estate investment company of the family-owned enterprise, and Unilev Management was created to provide asset and property management services. Our success enabled us to quickly grow in size and reach, and we now provide customized and comprehensive real estate investment and management services to meet the unique needs of a wide range of property owners and asset classes.
Our ability to execute on our company philosophy of Prudent Performance can be traced to the quality of our staff, our most significant asset. Our real estate knowledge and expertise are deployed in support of the careful evaluation, acquisition and effective management of every asset. Raymond Levy
Co-Founder | Managing Principal
Raymond has more than 25 years of experience in the real estate investment and management industries and has cultivated long-standing relationships with prominent third-party national brokerage firms, financial institutions, and institutional and private investors. Over the course of his career, Raymond has transacted over 20 million square feet of real estate with property values well in excess of $1 billion.
As Managing Principal of Unilev, Raymond is responsible for the operation of more than 6 million square feet of real estate assets and directs a staff of more than 50 professionals across multiple divisions, including acquisitions, asset management, property management, accounting, leasing, construction and engineering services. He works closely with the senior staff of Unilev and draws on his relationships to identify stable and lucrative investment opportunities.
Raymond is committed both personally and professionally to the success of all Unilev investments. His significant experience, skill and hands-on management approach are key factors underlying Unilev’s record of delivering success for its clients and investors.

Ian Konowitch
Chief Investment Officer
Ian’s responsibilities include oversight of financing and acquisitions as well as asset management. Since joining Unilev in 2008, he has played an integral role in the acquisition of more than $500 million or real property in multiple sectors and has secured upwards of $600 million of debt.
Prior to joining Unilev, Ian was a Vice President in Countrywide Commercial’s lending group and earlier in his career, an analyst at RAIT Investment Trust. During his time at Countrywide and RAIT, he underwrote and closed more than $1 billion of fixed and floating rate loans and more than $350 million of bridge and mezzanine loans.
Ian holds a bachelor’s degree in Economics from the University of Maryland, College Park.
Roxana Boiero
Director of Business Affairs
Roxana has been with Unilev since 2000. She is responsible for all Beverly Hills office operations, investor relations and reporting, and she works closely with other members of the investment team on the closing of acquisitions. In addition to her role as Director of Business Operations, Roxana serves as Treasurer of Unilev Capital.
Prior to joining Unilev, Roxana was Executive Director of Comal S.A., an Argentinian mining company where she oversaw all international joint venture agreements and negotiations and the due diligence of governmental contracts.
Roxana holds a bachelor’s degree in Business Administration from Universidad Católica Argentina.
Peter Berges
Vice President of Investments
Pete works closely with senior management to source and analyze prospective acquisition opportunities in addition to developing and administering business plans for assets under management.
Prior to joining Unilev, Pete worked as an Associate on HFF’s Debt and Equity Placement team in Los Angeles, CA. During his time at HFF, Pete transacted on over $1 billion of financings ranging across retail, multi-housing, industrial, mixed-use, office, hospitality, land and cold storage assets. Prior to HFF, Pete worked at Ernst & Young, LLP’s Financial Services Office.
Pete holds a Certified Public Accountant (CPA) license, a California Real Estate Salesperson License and a bachelor’s degree in Accounting and Finance from Elon University.

Houston
Michael Kent, CCIM, CPM
Chief Management Officer
Michael is responsible for a wide array of functions at Unilev Management. In addition to overseeing corporate operations, Michael leads the Unilev property management team in Houston. He joined Unilev in the wake of Hurricane Harvey in 2017 to help lead recovery efforts in the hard-hit office sector.
Michael began working in real estate with the family business where he learned basic electrical, mechanical, and plumbing skills. After a ten-year career in operations management for a finance company, Michael returned to commercial real estate with several large companies where he managed operationally and financially complex buildings. Michael then joined a growing regional company entering the Houston market, first in construction and development, and then in property management where he led the management of several large and diverse portfolios ranging from Class C to new Class AA+ office buildings.
Michael holds a bachelor’s degree in Government and Economics from the University of Texas, is a Certified Commercial Investment Member (CCIM), a Certified Property Manager (CPM®), and a licensed real estate salesperson in Texas.
Janice Jones, CPA
Chief Financial Officer
Janice has been with Unilev since 2001. She oversees all Unilev financial matters, including accounting and financial reporting, treasury management, payroll and human resources. Janice also administers the property management and accounting software systems. In addition to her role as Chief Financial Officer, Janice serves as Treasurer of Unilev Management.
Janice has more than thirty years of experience in the areas of financial audit, internal audit, general ledger account analysis, commercial banking, budgeting, and tax. Prior to joining Unilev, she held positions with Bank United, Evans and Chastain CPAs, McGuyer Homebuilders and Harris County Auditor’s Office.
Janice is a graduate of the University of Houston with a B.S. in Accounting. She is a Licensed Certified Public Accountant (CPA) and is an active member of the American Institute of CPAs (AICPA) and the Texas Society of CPAs (TSCPA).
Janet Sanford, CPM
Chief Asset Management Officer
Janet has been with Unilev since 1997, starting in property management and moving into asset management. Janet administers loans for more than 30 properties totaling nearly 6 million square feet. She also is responsible for all property tax and insurance matters, oversees management reporting, and performs due diligence on acquisitions and dispositions.
Janet is a Certified Property Manager (CPM®), a licensed real estate agent in Texas, and a member of the Institute of Real Estate Management (IREM).
Cheryl Smith
Assistant Controller
Cheryl has been with Unilev since 2005. In her role as Assistant Controller, she prepares and reviews financial reports for Unilev Management’s large office portfolios and assists the Chief Financial Officer. She has 20 years of experience in the real estate accounting industry across a range of residential and commercial property types.
Cheryl holds a BBA in Accounting from Texas Southern University and an MBA in Business Administration from the University of Phoenix. She is a member of the Institute of Management Accountants.
Erin Patterson
Senior Project Manager
Erin leads Unilev’s construction and development team. Erin has a background in estimating and construction management for both ground-up development and interior build-out construction. Working though all phases of the process from due diligence through construction completion, Erin has successfully managed industrial, medical, office, and retail projects from small modifications to new development construction. Erin holds an Interior Design degree from Texas State University.
Yakena Edwards
Property Manager
Yakena’s property management experience spans nearly a decade and includes both office and residential properties. She has served in a variety of roles on the property management team where she utilizes her listening skills and keen eye for detail to help focus customer service needs.
Yakena is an active member of the Institute of Real Estate Management (IREM) and is working toward earning the Certified Property Manager (CPM®) designation. She holds a B.S. in Mass Communication from Jackson State University and an M.A. in Communication: Public Relations Studies from The University of Houston.
Amy Munoz
Property Manager
Amy’s responsibilities include building and sustaining relationships with tenants’ key decision-makers, managing capital projects, and utilizing her passion for excellent customer service to train other team members in the finer points of property management.
Amy is a graduate of The University of Houston Conrad N. Hilton School of Hotel & Restaurant Management. In 2019, she was recognized as one of the Institute of Real Estate Management’s (IREM) 30 Under 30, and in 2020, she earned the CPM® designation. Amy is an active member of IREM and has held several leadership positions.
Theresa Stanush
Assistant Property Manager
Theresa has worked in the real estate industry for more than 20 years, managing both Class A office buildings and retail shopping centers. She uses her experience to lead many property management training efforts at Unilev. Her ability to complete complex projects rapidly and accurately make her an integral member of the property management team.
Theresa has completed all coursework for the Certified Property Manager (CPM®) designation and has obtained a Bookkeeping Certification from Penn Foster College.
St. Paul - Minneapolis
Patrick Skinner
Chief Management Officer, Unilev Minnesota
Pat joined Unilev in 2008. He leads the Unilev Minnesota team and in that capacity oversees all property management operations, lease negotiations, engineering, and construction activities in the Twin Cities.
Pat has been creating value for stakeholders in the Minneapolis and St. Paul, Minnesota commercial real estate market for more than 30 years, serving numerous private, corporate, non-profit and institutional clients. He is highly regarded for his skills leading internal teams and external collaborations to produce results at or above expectations.
Pat holds a Bachelor of Science degree in Business Administration from the University of Northern Colorado. He also holds a Minnesota Real Estate Broker License and is a past Chairman of the Board of the Greater Saint Paul Building Owners and Managers Association.
Heide Kempf-Schwarze
Senior Property Manager, Unilev Minnesota
Heide has 20 years of experience managing commercial real estate and has been with Unilev since 2010. At Unilev, she focuses on day-to-day operations, provides top of the line customer service to tenants, manages construction for tenant and capital improvements, and optimizes the financial performance of Wells Fargo Place.
Heide holds a Bachelor of Science degree in Business Management from National Louis University, a Minnesota Real Estate License, and Certified Property Manager (CPM®) and Real Property Administrator (RPA®) designations. She currently serves as the Board Secretary and Treasurer for the Greater Saint Paul Building Owners and Managers Association.

Jeff Lange
Chief Engineer
Jeff is responsible for overseeing the engineering and operations of 1 million square feet of Class A office space in the Galleria and Westchase submarkets. He oversees a team of professional maintenance technicians and manages vendor relations. Jeff has more than 15 years of experience in commercial property management. Throughout his career, he has managed major capital projects, including mechanical system retrofits, energy management system upgrades, and building renovations.
Jeff holds a Systems Maintenance Administrator (SMA®) designation from the Building Owners and Managers Institute (BOMI) International.
Steve Cannon
Chief Engineer
Steve has been a leader in the commercial real estate engineering industry for over 35 years. At Unilev, he is responsible for a large and complex portfolio of office buildings in a storied mixed-use development. His vast experience covers all aspects of building operations and project management including retrofit, redesign, and replacement of all building components. Steve has led numerous energy efficiency studies resulting in both LEED and Energy Star certifications. Steve prides himself in taking ownership of his properties and educating the team in the specialized skills needed to repair and maintain a variety of complex systems and their components.
Steve holds a TDLR Maintenance Electrician License, TDLR Certified AC Technician License, BOMI Systems Maintenance Technician (SMT), BOMI Systems Maintenance Administrator (SMA), and an Associates of Applied Science Degree in HVAC from North Harris Montgomery County College.
Edgar Campos
Assistant Chief Engineer
Edgar assists with managing the engineering and operations of 1 million square feet of Class A office space. He specializes in providing excelling customer service with an eye for details and a hands-on approach. Edgar has more than 20 years of experience in commercial property management. Throughout his career, he has managed major capital projects, including but not limited to mechanical system retrofits, energy management system upgrades, and building renovations.

Chris Ratliff
Assistant Chief Engineer
Chris is an Assistant Chief Engineer responsible overseeing engineering, operations, and vendor relations. He started his career in 1989 as a US Navy engineer specializing in boiler technology and after four years of service, he joined the property management industry. Chris has worked with a number or small and large size firms where he honed his customer service and technical skills.
In addition to being a member of The Outstanding Building of the Year (TOBY®) International winning team in 2006, Chris holds a First Grade Stationary Engineer license, a maintenance electrician’s license, and an EPA Universal certification.
Mago Amaya
Assistant Chief Engineer
Mago helps manage a team of professional maintenance technicians, leads training efforts, and ensures the vast regulatory requirements are met. Mago started his career in the late 1990s and has accumulated a great deal of experience with building automation systems, equipment repairs and replacements, scheduling and budgeting, and team building.
Mago holds an EPA Universal Certification, Third Grade Stationary Engineer License, Systems Maintenance Technician (SMT®) designation, and Electrical Apprentice License.
